NOTICE

 

            THE SCHUYLKILL TOWNSHIP ZONING HEARING BOARD will meet at 7:00 p.m. on Monday, December 11, 2023, at the Schuylkill Township Building, 111 Valley Park Road, Phoenixville, Pennsylvania, to hear the following:

 

THE APPLICATION OF MICHAEL AND ELIZABETH WALTON, APPLICATION #2023-05. The property is Tax Parcel #27-6Q-7, also known as 160 Continental Drive. The property is owned by the Applicants, is located in the R-1 Low-Density Residential District of the Township, and totals approximately 0.73 acres in area. The Applicants seek a variance from §370-21 (Lot size, height, area and bulk regulations) to permit the construction of a swimming pool which will encroach approximately 34 feet into the required 60 ­foot front yard setback. The Applicants also seek a variance from §370-22 (Accessory use buildings and other structures) to permit an accessory structure (swimming pool) to be located in the front yard of a corner lot, where it is otherwise not permitted, and any other such relief deemed necessary by the Zoning Hearing Board.

 

THE APPLICATION OF JAMES AND ALYSSA PAINE, APPLICATION #2023-06. The property is Tax Parcel #27-6A-139.2, also known as 123 S. Whitehorse Road. The property is owned by the Applicants and is located in the R-2 Medium-Density Residential District of the Township and is 0.6543 acres in area. The Applicants seek a variance from §370-73.A(4) (Uses and procedures) of the Schuylkill Township Zoning Ordinance to permit the construction of a swimming pool and deck within 50 feet of the boundary of a Flood Hazard District where it is otherwise not permitted. The Applicants also seek a variance from §370-73.D(7) (Prohibited uses and activities) to permit the proposed swimming pool, which is an accessory structure, to be located within a Flood Hazard District where it is otherwise not permitted, and any other such relief deemed necessary by the Zoning Hearing Board.  

 

            THE APPLICATION OF PROVCO PINEGOOD PHOENIXVILLE, LLC, APPLICATION #2023-07. The properties are UPI Nos. 27-6A-32, 27-6A-33 (799 Valley Forge Road, 27-6A-33.1 (715 Valley Forge Road), and 27-6A-31 (30 North White Horse Road). The Applicant is the equitable owner of the properties, which are located in the C – Commercial District of the Township and total approximately 2.879 acres. The Applicant proposes to demolish the existing Exxon convenience store and fuel dispensing facilities and redevelop the parcels collectively as a Wawa convenience store with ten (10) fuel dispensing stations and associated parking. The Applicant seeks to modify variance relief previously granted by the Zoning Hearing Board on April 11, 2023. The Applicant seeks modification of the variance granted from §370-183.C (Required yards) to permit proposed parking setbacks of 4 feet along the northern property line of Lot 1, rather than 11.2 feet as originally requested, where 12.5 feet is the required side yard setback. The Applicant also seeks modification of the variances granted from §370-133 (Landscaping), which incorporates by reference §320-34.D(5)(c)(1) of the Subdivision and Land Development Ordinance, to allow the perimeter landscaping widths on Lot 1 and Lot 2 to be of varying widths less than the 10 feet that is required, with some areas having 0.0 feet of landscaping buffer, which is an increase in the variance relief previously granted; and any other such relief deemed necessary by the Zoning Hearing Board.  

 

            The Board may consider other such matters as may properly come before it.
